1031 purchases aren't paid for with Farmer after tax income.
Doubt if there are many farmers in your area that have paid income tax on $1 million per year for that last 10 years.
Can't answer your question on tax. What I can tell you is the buyers are 1031 money or extremely wealthy business owners who either buy land and rent it out or buy it to "hobby farm". A couple of these guys have bought 1000s of acres in the last 5 years. | |
