Central Illinois | A couple months ago, a 39 acre tract sold at auction for $15,300/acre (looked to be a square 40 with a house notched out of it, 135.5 PI). Tract 3
Same day, same owner, 147 acre tract sold for same price, 134.9 PI, highway runs at an angle, I'm guessing average row length at 1/2 mile. Tract 2 Tracts are maybe 8 miles apart.
A couple years ago, some ground sold within 2-3 miles of the first tract, friend made a comment this summer about some of that "$23,000/acre ground", I didn't look at a sale description, don't remember the total number of acres, number of tracts or size of tract.
