I neverr have messed with my land values. I am probably about Coups age. I never met but judging from his posts I agree with most of what he says. I farmed through the 80s. One thing I learned from the 80s is keep you RE loans seperate frm your shorter term loams. Even better yet borrow your land money from a different lender than your short and intermediate debt. Fix your interest for as long a perod of time as you can. With my RE lenders I did one balace sheet and furnished a few tax returns to get the loan. Shorter tem money lenders require tax returns and balane sheets evry year. The years I didn't have short term money I haven't had to give anybody a balance sheet. This is based on 50+ years and almost 50 years of land payments.
