NW Missouri | That's the crappy thing - your local person can make or break the program. It has the same rules nationwide, but they sure run it different from place to place.
Is it a PITA to use their program to buy from an auction? Yes. Can it be done if they are willing to work with you? Also yes. I know because I did it. I had a really good loan officer who wanted to make it work. I turned everything in ahead of time, including where I planned to stop bidding and got an unofficial "as long as the appraisal comes in ok, we can do it at that amount". Got it bought, finished up the last bit of paperwork real fast, and that was that. If she'd wanted to make excuses and avoid doing it, she could have. But she didn't.
The BS above pisses me off more than anybody, but if it wasn't for cheap FSA money, I couldn't have cash flowed either of the two farms I have bought. So just because the program isn't fair, that doesn't mean it doesn't benefit the people who make their payments too. | |
